The house seems nice from the outside and is in a good area, but I wish we could actually review the stay. We were staying at a different place when a storm was coming in so at 11am we booked this place for the next 2 nights. When we went to check in at 4, we rang the doorbell only to immediately get a phone call from the owner saying that even though Expedia had listed a room available he didn't have any room. We would have appreciated the call sometime soon after we booked, but he waited until we had gotten there which wouldn't leave much time for us to book another place

We stayed for a weekend of skiing and really enjoyed Frank's place. Frank had excellent communication and was readily available at the agreed upon time of our arrival. I saw other reviews mentioning that he was not there at check in - we had called to arrange our check (and then called to change it due to a snow storm) and he was flexible and easy to work with at all time.||||We traveled with another couple and as we knew each other, we took the two rooms that share a jack and jill bathroom. Our room was VERY comfortable - spacious, the bed was comfy and there were plenty of blankets and down comforters to keep us warm.||||The bathroom shower had good water pressure and liquid soap options for easy use. The towels provided (I saw a review that mentioned this) were fresh, large and in good shape.||||We also took advantage of the sitting room for after dinner drinks and a card game. It was very enjoyable.||||Additionally, the place was full on this weekend, including a family with children - we never heard any noise from any of the other rooms - including the one that our friends had.||||The location is perfect for walking a half block to the main street which has many options for dining - and Frank makes excellent recommendations.||||We thoroughly enjoyed our stay.||||IF you are a skier, this place is very close to Stratton, about 15 minutes, but you can easily get to Bromley (20 minutes) or Okemo (40 minutes).||||For a last minute booking, we thought the price we paid was VERY fair. We travel to VT, NH and ME for skiing so our perspective is based on that.

My husband and I come at least once a year to Manchester and we always stay at Sutton Place. Great Location to everything within walking distance. Rooms are generous and clean and we always feel at home. Frank always has updated information on events, sales, new places to eat, performances, and what's new in town. He is a great resource. Kind person who takes an interest in his guests to make certain they are enjoying their time in Manchester. Thank you Frank!

We stayed here for 1 night in September. Frank was very nice and the house was in a good location. However, there was no air conditioning and it had been 90 degrees that day, there was no tea, coffee or even water available. The wallpaper was peeling off the walls and the towels has definitely seen better days. The bar of soap in the bathroom had been used by previous guests, not a new individual one. We have been traveling for 5 weeks across the US and stayed in a range of different types of accommodation, this was the worst value for money

Room and bathroom were very dirty. I found dental floss on the bathroom floor, the toilet bowl had clearly not been cleaned after the guests before us left and the floor (rugs) were not even vacuumed in between guests. Disgusting, filthy, very old and unkept. The owner seems to live in the same building (separate wing) and you can see his own living room area from the B&B portion. The guy clearly knows how to maintain a clean home and modernize a home (his own), but he chooses to be a slumlord to his guests.

Couldn’t have asked for a more suitable stay than at this place. I was finishing up a section hike of the AT and found Sutton’s Place to be the perfect spot to spend my last night before heading home. Frank is a very hospitable, knowledgeable about the area, and will gladly give you solid dining suggestions that are at most a 10 minute walk from the guesthouse (great location). While it’s not the Hampton Inn in terms of grandiosity, it was true to the impression I got when making the booking and exactly the kind of stay I was looking for. Frank even gave me a ride free of charge to my bus stop across town after checkout. Will return during my thru hike!

Great location - right in the middle of everything - yet on a quiet street. Our room was clean, spacious and very comfortable . Most important - Frank is fantastic. He is a great host - he is very involved with the local community and had great tips on places to eat and visit. He made us feel like locals. I highly recommend Sutton's Place

We stayed here for two nights early October. Suttons Place is less than five minutes' walk from Manchester Centre town centre and its two very good breakfast spots and many fine outlet stores etc. The owner, Frank, is a really nice guy - his tips, recommendations and thoughtfulness literally saved us a stack of dollars. ||Our room and bathroom though, were reminiscent of the b&b's of fifty years ago when my wife and I first started travelling. Cleanliness-wise, it was just not up to present-day standards, and there was no way to either lock our door from the outside or even shut the door properly. Downstairs, the lounge room was cosy, but while there was a coffee jug in evidence there, it was empty on the two or three occasions we felt like a hot drink, and there were no tea bags or hot water for non-coffee drinkers. ||All up, no other b&b in Manchester comes close to Sutton's Place for the combination of location and value. But I personally would have been happy to pay a little more for a modicum of basic room security, and a higher level of presentation in the living space that was our 'home from home' for a couple of days this Fall.
